Building Overview
Located in the Garment District of Midtown South, this 12-story commercial office building originally constructed in 1911. The structure occupies a lot area of approximately 5,900 square feet, with the total gross building area of about 76,000 square feet. The building’s structure is steel-framed consistent with early 20th-century commercial construction in Manhattan. Its exterior wall is composed of a traditional masonry facade, featuring a combination of dark brown brick and light stone with intricate carved architectural details.
Project Scope
EOC served as the Engineer of Record for an extensive exterior restoration program, managing the project lifecycle from initial condition assessment through to final closeout. Our team developed specialized construction documents and technical specifications tailored to the building’s specific envelope needs. Beyond standard structural repairs, EOC implemented a high-performance brick facade coating system. This strategic application serves a dual purpose: it significantly extends the "shelf life" of the masonry by providing a superior protective barrier against environmental degradation while simultaneously rejuvenating the building's aesthetic appeal. In addition to design and construction administration, EOC managed all NYC FISP (Façade Inspection & Safety Program) compliance filings. By utilizing a performance-based engineering methodology, we optimized repair sequencing and material selection to ensure long-term durability and public safety. This comprehensive approach not only secured full regulatory compliance but also maximized the return on the client’s investment by enhancing the property’s market value through improved curb appeal and reduced long-term maintenance requirements.
