Building Overview
Located in the heart of the Theatre District, this is a 12-story commercial office building originally constructed in 1911 and extensively renovated in 1989. It occupies a lot area of approximately 6,900 square feet with a total gross building area of roughly 77,000 square feet. The building’s use is primarily designated for commercial office space and retail, currently housing the Museum of Broadway on the lower levels. The building’s structure is featuring a durable steel-framed skeleton typical of early 20th-century Midtown mid-rises. Its exterior wall construction is composed of a classic masonry facade, highlighted by decorative brickwork and stone ornamentation consistent with the pre-war aesthetic of the Times Square submarket.
Project Scope
EOC served as the Engineer of Record for a comprehensive exterior restoration, providing end-to-end services from initial condition assessment to project closeout. Our technical team developed a complete suite of construction drawings and specifications, guiding ownership through contractor bidding and performing on-site construction administration to ensure all work met the highest industry standards. In addition to design and oversight, EOC executed and filed the NYC FISP (Façade Inspection & Safety Program) reports with the Department of Buildings. Our performance-based engineering methodology focused on strategic construction sequencing and optimized repair techniques. This approach ensured the project met all NYC regulatory requirements while prioritizing public safety and the structural integrity of the building’s façade.
