8-Story OoSten Williamsburg Waterfront Condominium Facade Restoration — Building Overview

Building Overview

This property is a large-scale waterfront condominium development in Williamsburg, Brooklyn, consisting of an 8-story residential complex organized around a landscaped interior courtyard with integrated resident amenities. Completed in the early 2010s, the development encompasses approximately 500,000 square feet of gross floor area and contains 216 condominium residences, consistent with its full-block footprint and block-through massing along the East River waterfront. The building is of reinforced concrete construction, utilizing cast-in-place concrete slabs, beams, and columns typical of modern high-density residential development in New York City. The exterior building envelope is composed of a combination of masonry veneer, metal panel systems, and glazed curtain wall elements, reflecting contemporary waterfront architectural design while providing durability and weather resistance appropriate for a coastal urban environment.

Project Scope

EOC provided comprehensive engineering services in support of the building’s exterior façade maintenance and long-term asset preservation objectives. Services included performing detailed façade inspections and condition assessments, as well as preparing construction drawings and technical documentation to support façade restoration work. EOC served as Engineer of Record, assisted ownership with general contractor selection, and provided construction administration services and on-site inspections to confirm that repair work was executed in accordance with approved project documents and specifications. In addition, EOC prepared and filed the required NYC Façade Inspection & Safety Program (FISP) report with the Department of Buildings. As part of the overall restoration effort, EOC conducted targeted leak investigations and mitigation services, identifying sources of exterior water infiltration and developing effective corrective repair strategies. The implemented repairs successfully resolved façade-related water intrusion, enhancing building envelope performance, durability, and occupant comfort while maintaining full regulatory compliance and public safety.
