18-Story Fifth Avenue Midtown Commercial Office Facade Restoration — Building Overview

Building Overview

This property is a mid-town Manhattan commercial office building located on Fifth Avenue near West 48th Street in the heart of Manhattan’s Central Business District. The structure was completed in 1987 and rises 18 stories above grade, with a documented gross building area of approximately 93,100 square feet. The building is featuring ground-level retail frontage and typical late-20th-century curtain wall and masonry façade systems. Designed to serve diverse office tenants and street-level commercial uses, the building’s structural system consists of conventional steel and concrete framing with modern vertical transportation, mechanical, and life-safety systems that support contemporary office operations. Its Midtown location provides direct access to major transit corridors and contributes to its role as a well-positioned commercial asset within New York City’s dense urban core.

Project Scope

EOC provided engineering services focused on the evaluation, restoration, and long-term stewardship of the building’s exterior façade systems. The scope of work included comprehensive façade surveys, condition evaluations, and the preparation of detailed construction drawings and technical specifications to guide exterior restoration efforts. EOC acted as Engineer of Record, supporting the ownership throughout the design and construction phases, assisting with contractor selection, and performing construction administration and construction inspections. As part of the overall engagement, EOC also completed the required NYC Façade Inspection & Safety Program (FISP) examination and prepared and filed the corresponding report with the NYC Department of Buildings.
