The building is capped by a flat roof assembly, incorporating a membrane roofing system, parapet walls, and rooftop appurtenances commonly found on residential buildings of this type.
Project Scope
EOC has provided ongoing engineering and architectural services to support the building’s long-term maintenance and asset preservation. As Engineer of Record, EOC performed detailed condition assessments and inspections of the roof assembly, prepared comprehensive construction drawings and technical specifications, assisted ownership with general contractor bid solicitation and selection, and provided construction-phase services, including on-site inspections and technical oversight, to verify that the roof replacement work was executed in accordance with approved documents and project requirements. During a separate phase of work, EOC also served as Engineer of Record for an exterior restoration program addressing the building envelope. Services included façade inspections and condition evaluations, preparation of construction documents, contractor coordination, and construction administration. EOC additionally performed the required NYC Façade Inspection & Safety Program (FISP) examinations and prepared and filed the associated reports with the NYC Department of Buildings.
