Forest Hills Residential Roof Replacement

Forest Hills Residential Roof Replacement — Building Overview

Building Overview

This property is a residential building located in the Forest Hills neighborhood of Queens, a well-established residential area characterized by mid-rise apartment buildings, tree-lined streets, and supporting neighborhood services. The building occupies a typical urban lot within a residential zoning district and is used exclusively for residential occupancy, consistent with surrounding development patterns in Forest Hills. The structure is of reinforced concrete and steel construction, with concrete floor slabs supported by a structural frame designed for residential loading. The exterior envelope consists primarily of masonry façade systems with glazed window assemblies, typical of mid- to late-20th-century residential construction in this part of Queens. The building is capped by a flat roof assembly incorporating a membrane roofing system, parapet walls, and rooftop appurtenances common to residential buildings of this type.

Forest Hills Residential Roof Replacement — Project Scope

Project Scope

EOC provided integrated engineering and architectural services as Engineer of Record for a comprehensive building envelope rehabilitation program that included roof replacement and exterior restoration work. Services began with detailed condition assessments and inspections of the existing roof assembly and exterior building elements, followed by the preparation of comprehensive construction drawings and technical specifications. EOC assisted ownership with general contractor bid solicitation and selection and provided construction-phase services, including on-site inspections and technical oversight, to verify that all work was executed in accordance with approved documents and project requirements. In conjunction with the roof replacement, EOC coordinated associated exterior restoration repairs to restore continuity of the building envelope and ensure long-term protection against water infiltration. EOC also performed the required NYC Façade Inspection & Safety Program (FISP) examinations and prepared and filed the associated reports with the NYC Department of Buildings. Throughout the project, EOC applied a targeted, performance-based engineering approach, focusing repairs precisely where deterioration and risk were identified to improve constructability, maintain regulatory compliance, and deliver durable, cost-effective solutions that enhance public safety and long-term envelope performance.
