Building Overview
This property is a modern mid-rise condominium building located in the Sheepshead Bay area of Brooklyn. The 9-story residential structure contains 40 condominium units within approximately 69,500 square feet of gross floor area. Designed as contemporary urban housing, the building features reinforced concrete and masonry construction with exterior façade systems typical of recent residential development in New York City. The building includes a two-level indoor parking garage providing approximately 50 parking spaces for residents. The garage is integrated into the building podium and is subject to ongoing inspection and maintenance requirements due to vehicular traffic, environmental exposure, and structural loading. As with similar residential developments, continued evaluation of structural elements, waterproofing systems, and façade components is essential to ensure long-term performance and regulatory compliance.
Project Scope
EOC provided engineering services addressing both parking-garage and exterior façade compliance requirements. The scope of work included conducting NYC Local Law 126 inspections of the multi-level parking garage and preparing and filing the required Parking Inspection and Parking Structure (PIPS) report with the NYC Department of Buildings. EOC also developed restoration recommendations and provided engineering oversight to support compliance with applicable codes and regulations. Additionally, EOC performed inspections in accordance with the NYC Façade Inspection & Safety Program (FISP / formerly Local Law 11) and prepared and filed the required FISP report.
