Building Overview
This property is a modern mid-rise residential building located in the Gravesend / Bensonhurst area of Brooklyn, a dense urban neighborhood characterized by multifamily residential development and supporting community infrastructure. The building was developed in the mid-2010s as contemporary condominium housing and is of reinforced concrete and masonry construction, with exterior façades consisting primarily of brick masonry, metal panels, and architectural elements typical of recent New York City residential construction. The structure contains approximately 50 residential dwelling units and encompasses on the order of 80,000 square feet of gross floor area. The building includes an accessory multi-level parking garage serving residents, with approximately 40 parking spaces, integrated within the building footprint.
Project Scope
EOC provided engineering services in connection with NYC Local Law 126 compliance for the property. Services included performing required inspections of the on-site parking garage to evaluate structural conditions and identify safety concerns in accordance with DOB regulations. Based on the inspection findings, EOC prepared and filed the Parking Inspection and Parking Structure (PIPS) report with the NYC Department of Buildings, supporting the building’s ongoing compliance with Local Law 126 requirements.
