Building Overview
This property is a mid-rise residential condominium building located in the Manhattan Beach section of Brooklyn, a coastal neighborhood characterized by modern multifamily development and community amenities. Completed in 2016, the building rises seven stories and contains 48 residential units within approximately 89,240 square feet of gross floor area. The structure is of reinforced concrete and masonry construction, with exterior façades and architectural detailing consistent with contemporary residential design in New York City. The building includes an enclosed, two-level parking garage providing approximately 45–50 parking spaces for residents. The garage is integrated into the building footprint and is constructed of cast-in-place concrete slabs, beams, and columns typical of modern residential parking facilities. The parking structure supports the residential use while accommodating vehicular circulation, drainage, and building service functions common to mid-rise condominium developments.
Project Scope
EOC provided engineering services in connection with both parking-garage and façade compliance requirements. Services included performing NYC Local Law 126 inspections of the multi-level parking garage and preparing and filing the required Parking Inspection and Parking Structure (PIPS) report with the NYC Department of Buildings. . In addition, EOC performed NYC Façade Inspection & Safety Program (FISP / formerly Local Law 11) examination, filing of the report, and engineering services related to exterior façade restoration. EOC prepared the required technical documentation, served as Engineer of Record, and provided inspections during façade repair work, to ensure compliance with project documents.
