Building Overview
This property is a modern mid-rise residential development located in the Highbridge section of the Bronx, a dense urban neighborhood characterized by multifamily residential buildings and supporting community infrastructure. Developed as part of the Overlook Apartments project, the building consists of steel framing, reinforced concrete with masonry construction, and modern architectural elements typical of recent New York City residential development. The structure occupies an urban lot and contains approximately 160,000 square feet of gross floor area dedicated to over 150 rental units. The building includes an accessory structured parking garage serving residents, providing approximately 80 parking spaces
Project Scope
The EOC team provided professional engineering services for the property, performing inspections and compliance services in accordance with NYC Local Law 126 and the Façade Inspection & Safety Program (FISP), formerly known as Local Law 11. EOC conducted the required parking-garage and façade inspections, evaluated existing conditions, and prepared and filed the Parking Inspection and Parking Structure (PIPS) report as well as the required FISP technical report with the NYC Department of Buildings. These services supported ongoing compliance with DOB regulations and ensured the continued safety and serviceability of the building and associated parking structure.
