The structure encompasses approximately 82,000 square feet of gross floor area and is constructed with a reinforced concrete structural frame and masonry exterior façade systems typical of contemporary multifamily residential development in New York City. The building includes an on-site enclosed parking garage integrated into the structure, providing 54 parking spaces to support resident use
Project Scope
At the request of the client, EOC performed an independent peer review of the proposed garage restoration scope to evaluate constructability and cost efficiency. Through a detailed re-evaluation of existing conditions and repair approaches, EOC identified alternative, performance-based engineering solutions that reduced unnecessary demolition and reconstruction. Our cost effective engineering services resulted in approximately $100,000 in construction cost savings, while maintaining full compliance with NYC Department of Buildings requirements and long-term structural performance. In addition, EOC provided comprehensive engineering services for the parking-garage restoration project, including condition assessments, repair design, and oversight of construction activities. EOC served as Engineer of Record, performed required garage inspections, and prepared and filed the NYC Local Law 126 Parking Inspection and Parking Structure (PIPS) report. Engineering services ensured that all restoration work was executed in accordance with approved drawings, specifications, and applicable code requirements.
