This property, known as The Whale, is a multi-use commercial and office complex located in the Sunset Park neighborhood of Brooklyn. Originally constructed in 1918 as a large industrial facility, the building occupies a substantial urban lot and consists of multiple interconnected structures rising up to seven stories. Its original industrial design reflects the early 20th-century manufacturing character of the area, with expansive floor plates and robust structural systems that supported heavy industrial use. Following a comprehensive redevelopment, The Whale was repositioned for contemporary office, flex, and light industrial occupancies while preserving its historic industrial character. The complex encompasses approximately 419,000 square feet of gross floor area and includes a below-grade parking garage with 170 indoor parking spaces, supporting tenants and visitors across its commercial and office uses. The building’s scale, construction, and adaptive reuse make it a prominent landmark within the evolving Sunset Park industrial corridor.
Project Scope
EOC Engineering (EOC-NY) provided full professional engineering services for the parking garage restoration project at the property known as The Whale. Services included detailed condition inspections and the development of a comprehensive restoration scope addressing structural and durability deficiencies within the garage. EOC served as Engineer of Record, prepared construction drawings and specifications, and acted as the Design and Special Inspections Applicant, filing for required permits with the NYC Department of Buildings. During construction, EOC provided construction administration services and field inspections overseeing the work to verify conformance with the approved drawings and technical requirements. EOC also assisted ownership in the contractor selection process, providing technical input to support cost-effective decision-making and successful execution of the restoration work.
