Building Overview
This multi-level parking structure is located in the Washington Heights section of Manhattan. The facility encompasses approximately 90,000 square feet of gross floor area and provides 80 parking spaces, configured to accommodate vehicular storage and circulation across multiple levels. The structure is constructed of reinforced concrete slabs, beams, columns, and perimeter spandrel elements, consistent with urban parking garage construction designed to support vehicular loads, environmental exposure, and long-term serviceability. The parking structure is owned by Yeshiva University and operated by ICON Parking, serving institutional and neighborhood parking demand independent of residential occupancy. The facility is subject to NYC Local Law 126 requirements, necessitating periodic structural inspections, condition assessments, and formal reporting to ensure ongoing structural safety and regulatory compliance.
Project Scope
EOC provided comprehensive structural engineering services for a full gut exterior and interior restoration of the parking structure. Services included detailed condition assessments, development of construction drawings, and design of structural repairs addressing deteriorated concrete elements throughout the facility. Restoration work included concrete slab replacement, beam replacement, column repairs, spandrel restoration, and associated structural rehabilitation, as required to restore structural capacity and extend the service life of the garage. EOC served as Engineer of Record, prepared all required construction documents, and provided construction-phase engineering support and inspections to verify compliance with approved drawings and specifications. In conjunction with the restoration work, EOC performed NYC Local Law 126 inspections, prepared the required technical documentation, and filed the Parking Inspection and Parking Structure (PIPS) report with the NYC Department of Buildings, ensuring full regulatory compliance and continued safe operation of the facility.
