The Anthem 21-Story Kips Bay Garage & Facade Restoration
Building Overview
This building is commonly known as The Anthem located in the Kips Bay / Murray Hill area of Manhattan. It is a 21-story high-rise mix use residential/comercial building constructed in the early 2000s. The building area is about 540,000 SF, and it consists of approximately 480 residential rental units, comecrial spaces, gym, and a parking garage. The structure is of modern high-rise construction, utilizing a reinforced concrete structural frame with concrete slabs and a combination of masonry, curtain wall, and metal panel exterior façade systems typical of post-2000 residential development in New York City.
Project Scope
The EOC team provided comprehensive engineering services for The Anthem in connection with both parking garage, and façade compliance requirements of NYC. Based on conditions identified during Local Law 126 garage, and NYC Façade Inspection & Safety Program (FISP / Local Law 11) inspections EOC developed detailed repair scopes and served as Engineer of Record throughout the restoration projects, ensuring construction compliance with approved drawings and specifications. In addition to preparing and filing the required FISP and Local Law 126 reports, EOC assisted the building in addressing groundwater infiltration within the parking garage, which included epoxy crack injection repairs and the installation of a new protective slab coating.
