This reinforced-concrete, multi-level parking garage located on Broadway in uptwon Manhattan, serving residential and commercial users in the Morningside Heights area. The structure accommodates approximately 291 parking spaces and encompasses on the order of 100,000 square feet of gross floor area, distributed across multiple parking levels connected by internal ramps. The garage is constructed of cast-in-place concrete slabs, beams, columns, and perimeter spandrels typical of mid- to late-20th-century urban parking facilities. Due to its size, usage, and exposure to vehicular traffic, deicing salts, and water infiltration, the structure is subject to NYC Local Law 126 inspection requirements. Ongoing assessment and maintenance of structural concrete elements, waterproofing systems, and drainage components are critical to preserving structural integrity and ensuring continued safe operation.

Project Scope

EOC team provided engineering services for the multi-level parking garage at 3100 Broadway in connection with NYC Local Law 126 compliance. EOC developed a comprehensive restoration scope and served as Engineer of Record throughout the repair work, overseeing construction activities to ensure compliance. EOC prepared and filed the Parking Inspection and Parking Structure (PIPS) report with the NYC Department of Buildings.
