The Viking Sheepshead Bay Interior Garage Restoration
Building Overview
This property is a mid-rise residential cooperative located in the Sheepshead Bay section of Brooklyn, a waterfront neighborhood characterized by multifamily residential buildings and supporting community infrastructure. Constructed in 1962, the building rises six stories and contains 148 residential units, encompassing approximately 144,054 square feet of gross floor area. The structure is of reinforced concrete and masonry construction typical of post-war residential development in New York City, with exterior façades consisting primarily of brick masonry and related architectural elements. The building includes an on-site parking garage providing 45 parking spaces, supporting resident parking needs within the property. The garage is integrated into the building’s footprint and serves as an accessory use to the residential occupancy.
Project Scope
EOC team provided engineering services in connection with the evaluation and restoration of the building's parking garage. Services included detailed condition assessments of structural concrete elements, identification of deterioration and water-related distress, and development of a comprehensive garage restoration scope addressing observed deficiencies. EOC served as Engineer of Record, preparing construction documents and overseeing restoration work that included repairs to concrete slabs, beams, columns, and related structural components. EOC engineers performed construction inspections to verify compliance with approved drawings and specifications, supporting the safe and effective rehabilitation of the garage structure and extending its long-term service life.
