This property is a high-rise residential condominium building located on Manhattan’s Upper East Side, developed as part of the area’s early-2000s residential growth. The 21 story building accommodates condominium residences supported by modern building systems consistent with contemporary high-rise residential development. The structure is of reinforced concrete construction with concrete floor slabs and vertical structural elements. The exterior envelope consists primarily of masonry façade system typical of post-2000 high-rise residential buildings in Manhattan.
Project Scope
EOC served as Engineer of Record for a comprehensive exterior façade restoration project, providing integrated professional engineering services from initial condition assessments through construction completion. Services included the preparation of detailed construction drawings and technical specifications, participation in the contractor selection and procurement process, and continuous construction administration to verify that all work was performed in accordance with approved project documents, applicable codes, and accepted industry practices. As part of the overall engagement, EOC also conducted the required NYC Façade Inspection & Safety Program (FISP) examinations and prepared and filed the corresponding reports with the NYC Department of Buildings. Through a performance-oriented engineering approach, EOC developed efficient repair methodologies and construction sequencing strategies that improved constructability, ensured regulatory compliance, and promoted the long-term durability and public safety of the building envelope.
