Building Overview
This property is a mid-rise residential building located in the Carnegie Hill / Upper East Side section of Manhattan, within a dense, transit-oriented neighborhood of multifamily housing and community services. The building was completed in 1960s, rises 9 stories above grade, and contains approximately 106 residential dwelling units. The structure is of reinforced concrete and masonry construction, consistent with post-World War II residential development in New York City, and is clad with masonry and traditional façade materials with punched window openings.
Project Scope
EOC was retained as Engineer of Record for a comprehensive exterior façade restoration project, delivering integrated engineering services from initial condition assessment through construction closeout. The scope included the development of detailed construction drawings and technical specifications, participation in contractor selection and procurement, and full construction administration services. Throughout the project, EOC implemented a targeted, surgical engineering approach, focusing repairs precisely where deterioration and risk were identified, allowing the project team to address critical conditions efficiently while avoiding unnecessary or overly invasive work. As part of the engagement, EOC also performed the required NYC Façade Inspection & Safety Program (FISP) examinations and prepared and filed the associated reports with the NYC Department of Buildings. By combining performance-based analysis with strategic repair detailing and construction sequencing, EOC improved constructability, ensured full regulatory compliance, and delivered cost-effective, long-term solutions that enhanced the durability and public safety of the building envelope.
