Building Overview

CitySpire Condominium is a landmark mixed-use residential skyscraper located in Midtown Manhattan, completed in 1987 during a period of significant high-rise development in New York City. Rising approximately 814 feet over 75 stories, the tower is recognized for its distinctive octagonal form and prominent presence on the Manhattan skyline. At the time of its completion, CitySpire was the second-tallest building in New York City and the tallest reinforced-concrete building in the world, marking a major achievement in high-rise concrete construction. The building contains a substantial number of residential condominium units above a commercial base and was designed with a robust structural system consisting of reinforced concrete columns, shear walls, and floor slabs. CitySpire remains a notable example of late-20th-century skyscraper design, combining residential use with large-scale urban density and contributing to the architectural and engineering legacy of Midtown Manhattan.

Project Scope

EOC team has proudly provided engineering and architectural services to CitySpire Condominium for over the past decade, supporting the building’s ongoing exterior maintenance and long-term asset preservation. Services have included comprehensive exterior façade inspections, condition assessments, and the development of detailed construction drawings and technical documentation for façade restoration work. EOC also assisted the ownership with general contractor selection, served as Engineer of Record, and provided construction administration services along with on-site inspections to verify that repair work was performed in accordance with approved documents and specifications. In addition, EOC prepared and filed the required Façade Inspection & Safety Program (FISP) reports with the NYC Department of Buildings, ensuring continued compliance with regulatory requirements while prioritizing public safety and long-term durability of the building envelope. EOC’s long-standing involvement with the property reflects a sustained partnership with ownership and management, providing continuity, institutional knowledge, and cost-effective engineering solutions for one of Manhattan’s most iconic residential towers.
