Building Overview
This property is a high-rise mixed-use condominium tower located in Midtown Manhattan. Originally constructed in 1987 and later redeveloped into condominium residences, the building rises approximately 50 stories and is recognized as a prominent vertical structure within the surrounding urban context. With a gross building area of about 293,000 square feet, comprising 109 residential units above lower-level mixed-use components. The building utilizes a reinforced concrete structural frame with an exterior curtain wall façade system, incorporating glass, metal framing, and associated façade components typical of late-20th-century high-rise construction in New York City.
Project Scope
EOC provided comprehensive engineering services in support of the building’s exterior façade maintenance and long-term asset preservation. Services included detailed exterior façade inspections, condition assessments, and the preparation of construction drawings and technical documentation for façade restoration work. EOC served as Engineer of Record, assisted ownership with general contractor selection, and provided construction administration and on-site inspections to verify that repair work was performed in accordance with approved drawings and specifications. In addition, EOC prepared and filed the required NYC Façade Inspection & Safety Program (FISP) report with the Department of Buildings. As part of the restoration program, EOC also performed targeted leak investigations and mitigation services, identifying sources of exterior water infiltration and developing corrective repair solutions. The implemented repairs successfully eliminated façade-related water intrusion, improving envelope performance, durability, and occupant comfort while maintaining full regulatory compliance and public safety.
