Building Overview
The Pierhouse at Brooklyn Bridge Park is a luxury waterfront residential condominium located immediately adjacent to the 1 Hotel Brooklyn Bridge, forming part of the Brooklyn Bridge Park mixed-use development along the East River. The building rises 9 stories above grade and comprises roughly 100+ residential units, with a structural system consisting primarily of reinforced concrete slabs and columns designed to accommodate residential loading, long-span layouts, and waterfront exposure conditions. The exterior envelope is characterized by a high-performance cladding system that includes precast concrete panels, architectural metal panels, and extensive curtain wall glazing, selected to balance durability, energy performance, and aesthetics while responding to the marine environment.
Project Scope
EOC provided structural engineering services for the design and analysis of the structural steel framing system forming the building's exterior fins, which project outward from the primary structure to support balcony loads while also serving as an architectural screen to conceal building MEP system components. The scope included verification of gravity, lateral, and serviceability performance of the cantilevered steel elements, coordination with the architectural intent, and integration with the primary reinforced concrete structure. In addition, EOC engineered the sub-framing and attachment systems for the exterior facade cladding panels and performed on-site field inspections to verify that all structural steel, sub-framing, and facade components were constructed in compliance with the approved construction documents and engineering design intent.
