Building Overview
This project involves a multi-tenant commercial office building located within the Melville business corridor of Long Island, Suffolk County, New York. Originally constructed in the early 1980s, the building comprises approximately 75,000 square feet distributed over three stories, serving a range of professional and corporate office tenants.
Project Scope
EOC was engaged to provide comprehensive architectural and structural consulting services for the modernization of the building’s exterior façade. The objective of the project was to enhance the performance and visual character of the building envelope while addressing constructability and long-term durability considerations. Ownership requested an evaluation of multiple façade upgrade strategies to assess design impact, feasibility, and overall project value. As part of the design-assist process, EOC prepared a set of conceptual façade renderings illustrating alternative design solutions. These studies allowed ownership to compare architectural treatments, material selections, and system configurations. Each option was analyzed for structural integration with the existing building, constructability limitations, and anticipated construction costs, enabling a clear understanding of the relative advantages and trade-offs of each approach. Following the selection of a preferred façade solution, EOC advanced the design through the preparation of architectural and structural construction documents. During the construction phase, EOC conducted site inspections and progress observations to verify that installation and workmanship conformed to the approved drawings and overall design concept.
