Historic Greenwich Village Landmark Roof Replacement and Facade Restoration — Building Overview

Building Overview

This property is a historic mixed-use building located in Greenwich Village, Manhattan, within a district characterized by low- to mid-rise masonry structures and a strong architectural heritage. The building is a designated New York City Landmark, reflecting its architectural significance and contribution to the historic character of the neighborhood. The structure occupies a narrow urban lot typical of Village development patterns and contains ground-floor commercial use, including a café, with residential dwelling units above. The building is of masonry construction, with exterior façades consisting primarily of brick masonry and traditional architectural detailing consistent with historic residential and mixed-use buildings in the area. As a landmarked property, all exterior work is governed by LPC preservation requirements in addition to applicable NYC Department of Buildings regulations. Careful coordination between preservation standards and building code requirements is essential to maintaining the historic fabric, ensuring public safety, and supporting the long-term performance of the building envelope.

Historic Greenwich Village Landmark Roof Replacement and Facade Restoration — Project Scope

Project Scope

EOC provided integrated engineering and architectural services as both Engineer of Record and Architect of Record for a comprehensive roof replacement project. Services included performing detailed condition assessments and inspections of the existing roof assembly, preparing construction drawings and technical specifications, and assisting ownership with general contractor bid solicitation and selection. EOC also provided construction-phase services, including on-site inspections and technical oversight, to verify that the work was executed in accordance with the approved project documents and applicable requirements. In conjunction with the roof replacement, EOC evaluated, designed, and oversaw repairs to associated roof bulkheads and parapet elements. These improvements were incorporated to restore continuity of the building envelope and ensure long-term protection against water infiltration. As the property is landmarked, EOC prepared and submitted the required Landmarks Preservation Commission filings, coordinated approvals, and ensured that all work complied with applicable preservation standards and NYC Department of Buildings regulations.
