4-Story Melville 103,000 SF Commercial Office Facade Retrofit
Building Overview
This is a multi-tenant commercial office building located in the Melville business district of Long Island, New York. The building encompasses approximately 103,000 square feet of professional office space over four stories.
Project Scope
EOC provided integrated architectural and structural consulting services to support the redevelopment of the building façade, with a particular focus on improving the visibility and presence of the main building entrance, which was identified by ownership as underdefined and difficult to perceive from the public realm. To address this concern, EOC developed a range of architectural enhancement concepts intended to strengthen wayfinding, improve street presence, and elevate the overall façade composition. Our scope included the preparation of conceptual renderings illustrating multiple design alternatives, allowing ownership to visually compare architectural treatments, materials, and entry configurations. Each option was evaluated for structural feasibility, constructability, and associated construction cost considerations, providing clarity on the technical and financial implications of the proposed improvements. Following selection of a preferred design direction, EOC prepared the necessary architectural and structural drawings to advance the project into construction. During implementation, EOC performed field inspections and construction-phase observations to verify that the work was executed in accordance with the approved drawings and design intent.
