Rego Park Residential Co-op Roof Replacement
Building Overview
This property is a residential building located in the Rego Park section of Queens, a dense and well-established residential neighborhood characterized by mid-rise apartment buildings and strong neighborhood services. The structure is of reinforced concrete and steel construction, with concrete floor slabs supported by a structural frame designed for residential loading. The exterior building envelope consists primarily of masonry façade systems with glazed window assemblies, typical of mid-century cooperative apartment buildings in this area of Queens. The building is finished with a flat roof assembly, utilizing a membrane roofing system with perimeter parapets and rooftop appurtenances commonly found on residential cooperative buildings of this type.
Project Scope
Acting as the Engineer of Record, EOC has been instrumental in the building’s long-term asset preservation strategy, managing critical capital improvements for both the roofing and facade systems. Our team led the full lifecycle of the roof replacement project, beginning with forensic evaluations of the existing assembly and the development of comprehensive bid documents. During the construction phase, EOC provided active technical oversight and field observations to verify that all work was executed strictly in accordance with the design intent. Additionaly, EOC directed a comprehensive exterior restoration program. This scope encompassed detailed facade condition surveys, the preparation of repair drawings, and full construction administration. As part of this engagement, our team executed the mandatory NYC FISP (Façade Inspection & Safety Program) examinations and filings, ensuring the property maintained full regulatory compliance while safeguarding public safety and the durability of the building envelope.
