Queens Boulevard Mixed-Use Commercial Roof Replacement — Building Overview

Building Overview

This is a mix use building located along Queens Boulevard in Queens, within a dense urban corridor characterized by office, commercial, and mixed-use development. The structure occupies a large zoning lot with prominent street frontage and is served by building systems typical of commercial properties of its scale. The building is of reinforced concrete and steel construction, with concrete floor slabs supported by a structural frame designed for commercial loading. The exterior envelope consists primarily of masonry and curtain wall façade systems, incorporating brick or concrete masonry elements with glazed window assemblies typical of mid- to late-20th-century commercial construction in Queens. The roof consists of a flat roof assembly with a membrane roofing system, parapet conditions, and rooftop appurtenances common to commercial buildings of this type.

Queens Boulevard Mixed-Use Commercial Roof Replacement — Project Scope

Project Scope

EOC provided integrated engineering and architectural services in support of a full roof replacement project. The scope included conducting detailed condition evaluations and inspections of the existing roofing system, preparing comprehensive construction drawings and technical specifications, and supporting ownership through the general contractor bidding and selection process. EOC also delivered construction-phase services, including on-site observations and technical oversight, to verify that installation work was completed in accordance with approved documents and project requirements. In conjunction with the roof replacement, EOC also performed exterior façade restoration services, including the evaluation and repair of building envelope components associated with the roof perimeter. Repairs to roof bulkheads, parapet walls, and adjacent exterior elements were coordinated with the roofing work to restore continuity of the building envelope and provide durable, long-term protection against water infiltration.
