Oakwood Staten Island Single-Family Residence Facade Retrofit
Building Overview
This property is a detached single-family residence located in the Oakwood neighborhood of Staten Island, Richmond County, New York. Originally constructed in 1945, the home occupies a 5,000 square-foot lot and provides approximately 2,696 square feet of finished living space over two stories, reflecting mid-20th-century suburban residential development patterns in the borough.
Project Scope
EOC provided comprehensive architectural and structural consulting services in support of the modernization of the building’s exterior façade in conjunction with a vertical and horizontal expansion of the existing structure. The project was undertaken to enhance the building envelope’s performance and architectural character while accommodating increased floor area and new programmatic requirements. Ownership requested an evaluation of multiple façade and expansion strategies to assess overall design impact, constructability, and long-term durability. As part of the design-assist process, EOC developed a series of conceptual renderings illustrating alternative façade treatments and massing configurations, allowing ownership to compare architectural expression, material systems, and integration with the expanded building form. Each option was evaluated for compatibility with the existing structure, structural feasibility of the vertical and lateral additions, and associated construction cost implications, providing a clear understanding of the technical and financial trade-offs. Following selection of a preferred design approach, EOC advanced the project through the preparation of architectural and structural construction documents addressing both the façade improvements and the building expansion. During construction, EOC performed site inspections and construction-phase observations to verify that the work was executed in accordance with the approved drawings, sequencing requirements, and overall design intent.
