Building Overview
The East Side Floor Supply Building, located at 101 East 123rd Street, Manhattan, is a three-story commercial building situated in the East Harlem neighborhood. The property is used for commercial/industrial occupancy, consistent with its long-standing use as a flooring supply and distribution facility. The building is constructed with a structural steel framing system with composite concrete floor decking, supporting open interior spans suited for commercial operations. The exterior envelope consists of a brick masonry façade, typical of low-rise commercial buildings in the area, providing durability and compatibility with the surrounding streetscape.
Project Scope
EOC served as both Engineer of Record (EOR), and Architect of Record (AOR) for the project, which involved the addition of a new mezzanine level and the expansion of the existing partially opened second-floor. The scope included architectural and structural evaluation of existing conditions, zoning analysis to optimize the maximum allowable floor area, development of coordinated design solutions, and preparation of full construction drawings reflecting the proposed mezzanine and framing structural steel modifications. EOC was also responsible for NYC Department of Buildings filings and permit approvals, construction administration, and on-site construction inspections to verify that the work was performed in compliance with the approved construction documents, applicable codes, zoning regulations, and engineering design intent. Upon project completion, EOC coordinated final inspections, sign-off, and the change in Certificate of Occupancy.
